Description of the home

Suburb is Greenbank but is directly behind Park Ridge High school (Google Harvest Rise Estate)5 mins walk from main bus interchange in Park Ridge, 2 mins drive to Coles and Woolworths in the Park Ridge Town Centre complex.

The house is brand new, in the final stage of construction with practical completion set 30 July 2024 at which point it will be fully fenced and landscaped. All internal and external walls are insulated with HD sound proof insulation which is also very affective at keeping the house warm in winter and cool in summer, that said, all rooms have top of the line Smart reverse cycle A/C for heating and cooling as well as fans and don't worry I wont be an energy Scrudge as i also have 19.8kw's of Solar panels and a 15kw Inverter so it would be very difficult for a household of 3 people to use that much power. I have 2 electric instantaneous hot water systems which aids in the reduction of energy consumption.

The Shared bathroom has double basin and under cupboard storage so both tenants have their own space in the bathroom.

The house has Genuine Crimsafe ultimate Security Screens and Doors as well as Smart lock to front door for key-less entry. All external glass doors and windows are fitted with 3M Ultra S800 providing Blast Mitigation, Forced Entry Delay, Glass Fragment Retention, Impact Resistance, Shatter Resistance, Tear Resistance adding to the home security.

All rooms have their own separate Keys for piece of mind that you are secure in the house. Once construction is complete Rooms will have a brand new 55" smart TV and Sound bar which will be wall mounted.

Fridge space is not going to be an issue as I have an 847L French door Fridge that is plumbed in and can make Crushed, Cubed & round ice. Pantry space is also not an issue as i have a giant walk in pantry. All appliances are brand new and have the highest energy rating for the type of appliance available including the Dyson Gen 5 Stick Vac and LG Tower with a 12kg Washing machine and 9kg Dryer.

If you require a garage spot we can discuss this on application however it will be at an extra cost otherwise it is street parking which their is an ample amount of on a reasonably wide street.

At present I have uploaded a pic of the floor plan so you have an idea of the house layout. I should also note, their is a cavity slider between the kitchen and Bed 2 & 3 for the purpose of adding a layer of noise reduction should someone be cooking in the kitchen or watching TV in the lounge

About the occupants
I prefer flatmates that are relaxed individuals who work full time and know how to respect other peoples property and appliances. Keeping a clean space is imperative so if you are not a tidy person and leave cloths laying around your room or filthy bathroom area then i strongly suggest you move to the next profile. I also will not tolerate drugs of any kind on the premises, I don't care if you only smoke weed, don't bring it into this house period or smoke it in the vicinity of the house cause I cant stand the smell!

I have shared houses with a lot of people and the ones I have best got along with are the ones who could keep a clean space especially communal area's like the kitchen, bathroom and toilet as well as the lounge/dining.

While I'm happy to have a chat I am equally happy for you to "do you" and stay out of your way so to speak especially after a long day at work, I totally understand wanting your own headspace when you get home to just relax.

I am a professionally employed and work a lot Monday to Friday leaving home around 5am as I go to gym before work returning between 4pm and 8pm. My occupation requires I have a Federal Police Check annually so you can rest assured I do provide a safe home for my flatmates.

I'm pretty chilled and easy to talk to. I do like to keep all communal area's clean and tidy. I love dogs and may end up getting a Pure Bred English Stafford Shire in the future but that wont be for at least a year or 2 at this stage.
