Just looking for 1 awesome flatty

Cleanliness and healthy living must be a given and paying rent on time thank you :)

I recently had an awesome long term flatty move out and have a great back French flatty

The room to rent is a medium sized bedroom
and has ya large bathroomwith seperate toilet / seperate sink area to shower&bath shared

Flexible on furniture/ unfurnished..

I’m open to anyone working but Ideally looking to rent to FIFO or shift workers but all good if not. I could consider partly work based from home but not a home based business owner as I work based from home and need own space / privacy when I have my approx 1 day a week admin day otherwise I’m out seeing clients most of the time.

My house is a funky laid back coasty home modern home. The last 2 -3 years I have completed heaps of home improvement projects.

Close to Currimundi Market Place shops and public transport (Nicklin Way).

Close to beaches - Currimundi , Dicky Beach and Moffat Beach (a few minutes in car or bike to beaches or approx 10min walk).

Quiet neighbours and street - cul-de-sac.

Large fully fenced yard, big deck and yard and veggie garden.

Seperate TV room as I don’t watch commercial TV.

Garage for a bike / sporting items but street parking - could make room for 1 small car.

Downstairs open plan , high ceilings with great cool breezes and a/c.

Large open plan kitchen with next to new gas cooktop and electric oven.

Wifi (unlimited) included in rent.

Lawn mow (every approx 3 weeks) which is outsourced and included in rent.

Electricity included in rent (but need to be mindful of turning lights / electrical points off when not in use).

Water included in rent but mindful of shower length times.

Not included in rent is your own food , pantry items and household cleaning products (but included in rent - bin bags , dishwashing liquid , dishclothes).

I am the home owner and a friendly quiet relaxed working professional who enjoys surfing , mma boxing training , beach walking , gym, snowboarding, coffee , tunes, travel ,dogs, baking ,gardening and time with family & good friends (small circle good friends). I have a dog and travel often for work , I am away 1-2 nights (up to a week) /month or so - my current flatmate helps with my dog and so ideally someone responsible to also help care for my dog the times I am away for work. I have 2 children with me every 2nd weekEND and half of each school holiday they are 16 and 12 and great boys. They live with their dad in Brisbane last 10 years and only with me every 2nd weekEND and most the time only 1 of the boys comes to stay - we barely here as I’m up and down back brisbane all weekend for their sports or we out at the beach.

The bedroom can be furnished or unfurnished whatever best for new flatty as can put furniture in spare room.

I am looking for a flatmate who is
Friendly, quiet and relaxed too , respectful of my home , treats like their own home.
Someone who has their own life interests and friends but comfortable sharing living space and respectful that I am a private person who keeps mostly peacefully to themselves. My current flatty we do like to catchup be social at times just not all the time.

Must be neat , tidy and and clean and cleans up after themselves in all shared living spaces and their room daily.

Zero tolerance of smoking , vaping and/or drugs and preferably non drinkers.

No parties or having mates constantly over and if a family or guest came to visit / stay max 2 nights ie no couch surfers or subletting.

Cleaning - I find a week on/off rotation works.

Bathroom and bedroom - clean and tidy daily but requires a thorough clean once a month.

Trial period ~ 2 months and then assess if living arrangement working for all parties
min 2 weeks notice to finish rental.

Rent to be paid weekly on a mon EFT and one week in advance.
If fall behind by 2 x weeks then you will be moved out the following week and no return of bond.

Any damagess or loss of keys / remotes at your own expense.

Police check necessary ~ unfortunately I have experienced worse case scenario in the past. For the successful flatmate I will cover cost of police check.
