Rent $275 per week equates to $1,192 per month payable in advance with one month's notice of intent to move out.
Room would best suit someone with very little property like a student, someone who has just left home, or someone who has been couch surfing.
Will suit someone with very few belongings as storage in the house is limited. There is no separate garage for storage.
Access to stored items in your room would be required from time to time by me.

The house is a 2 minute walk to Yarraville Village with it's many and varied cafes, restaurants and wine/beer bars, a couple of supermarkets, bookshop, gift shops, Endota Spa, Flight Centre and The Sun Theatre. Train to the city is a 5-7 minute walk away. Train to Werribee/Altona/Williamstown is a 3-5 minute walk.
Yarraville to Flinders Street train station is a 16 minute trip. Yarraville to North Melbourne station is 10 minutes.
House has a bath for those so inclined to rest weary bodies. There isn't a lounge suite or dining table, as previous housemates have kept to themselves in their own room. Lounge room is very much a study and storage area currently. There is a tv in the lounge room with Foxtel connected which could be viewed from a chair if desired.
I watch TV in my bedroom so don't have a need for lounge suite, and rarely watch TV in the lounge room anymore.
I don't tolerate heat well, so the best type of housemate will be someone who doesn't mind a cool house between Sept-May as I usually have fans or air con on. I very rarely use the heating, in colder months, but once it's below 15c I usually put it on to warm the rooms up. I use air-conditioning in my bedroom to ensure a great night's sleep when nights are above 15c. Electricity bill will be adjusted for housemate to reflect this higher usage by me.

Bills and expenses
Electricity, Gas, Water. Half share of fixed service costs required. Usage costs can be negotiated. It probably equates to about $50 a week in extras.
Basic internet access will be free.
Electricity bill will be adjusted for housemate to reflect my higher usage of the air-conditioner for about 9 months of the year.
Contributions towards washing powder, toilet paper, dishwashing liquid and other household consumables will be expected when they need to be replaced. Replacing any consumed food which is not yours or sharing cost of shared food items also expected.

I have a low tolerance of the heat, so in Spring/Summer/Autumn have the air-conditioner on when day time temp hits 25c+. In winter, don't tend to use the heating, unless it gets below 12c as I enjoy the cold and just rug up with clothes and blankets.
After work tend to be too stuffed to be cooking, so I just zap a processed meal in the microwave (unless I have left overs from a cook up on the weekend) and settle into some tv.
