My neighbor's are quirky but nice and it's a safe street but I do have 2 cameras set up (these can be moved around if you feel some kind of way about them)

Can definitely make do without a car or plenty of street parking if you drive.

Wifi is about $100 per month, it has super speeds and a back up 5G connection if NBN ever goes out due to needing it for work, you are welcome to share in on or you can use your own mobile data if you like
Gas is about $100 a month, electric about $100 a month (both will be split)
Gardener is about $80 every 6 weeks and we can get a cleaner for communal areas every month.
Can show you copies of everything so you know it's fair and even.

I prefer the house to be tidy but obviously with work and life I am not pedantic about it and definitely have leave the dishes on the sink days.
