Description of the home
Room available in my 2-bedroom rental house. The housemate would have to come on the lease, but they can move out without finding a replacement. One month's rent for the bond. Flexible move-in date.
The house has ducted gas heating for really cold winter nights. The workspace/lounge has a split system air con. The kitchen is ‘cosy’ but functional, happy to coordinate cooking times if needed. Electric fan-forced oven and dishwasher. Kitchen has a skylight.
Shared bathroom, decent shower pressure, don't spend ages in there and keep it clean and fresh. The desk can be converted into a table for having people round to eat. In the pics are two vegie (wicking) beds and a seedling greenhouse, and out of frame are worm and bokashi bins, so expect to share in bumper crops of veg!
Flemington is a leafy, peaceful suburb. There's a trail along sections of the Moonee ponds creek for joggers. 3 minutes’ walk to tram 59, and 8 minutes’ walk to tram 57, the Flemington village strip. 15 minutes cycle to Brunswick through the Royal Park complex. Flemington Bridge station is also close. On-street parking, the road always has space.

Bills and expenses
NBN, gas, electricity and water are additional. It ranges from $35 to $150 - uneven billing cycles (some months there is one bill, the odd month has all 4), and higher costs in winter.

I unfortunately would not do well with night owls, but rather someone who goes to bed and gets up relatively early in the weekdays for work. Weekends have more flexibility.
I’m aiming to share this lovely little space with the right fit of a housemate, someone good natured and naturally mindful of others, like I consider myself to be. Up for sharing the odd meal, film or outing together.
For diet restricted people who'd want to know, I exclude dairy and eat a little free-range/pasture-raised meat each week. Happy to extend considerations around storage, cooking times etc.
