Description of the home
The house and room..
Room available in my 2-bedroom rental house. The housemate would have to come on the lease, but they can move out without finding a replacement. The house is a revamped Victorian-style weatherboard, with ducted gas heating for really cold winter nights. Rent is $1100 per month, and one month's rent for the bond. Flexible move-in date.
The workspace/lounge has a split system air con. The kitchen is ‘cosy’ but functional, happy to coordinate cooking times if needed. Electric fan-forced oven and gas stove. The room has a skylight.
Shared bathroom, shower has decent water pressure. The desk can be converted into a table for having people round to eat. In the pics are two vegie (wicking) beds and a seedling greenhouse, and out of frame are worm and bokashi bins, so expect to share in bumper crops of tomatoes, lettuce, onions and more!
The 'hood..
Flemington is a leafy, old-timey suburb. There's a trail along sections of the Moonee ponds creek for joggers.
3 minutes’ walk to tram 59, 8 – 10 minutes’ walk to tram 57, the Flemington village strip. 15 minutes cycle to Brunswick through the Royal Park complex. Flemington station is also close.
On-street parking, the road always has plenty of space.

Bills and expenses
NBN, gas, electricity and water are additional to the rent. It ranges from $35 to $150 - uneven billing cycles (some months there is one bill, the odd month has all 4), and higher costs in winter.

I unfortunately would not do well with night owls. Instead, I'd be compatible with someone who goes to bed and gets up relatively early in the weekdays for work.
I’m aiming to share this lovely little space with the right fit of a housemate, someone good natured and naturally mindful of others. Up for sharing the odd meal, film or outing together.
For vegans who'd want to know, diet-wise, I exclude dairy and eat a little free-range/pasture-raised meat each week. Happy to extend considerations around storage, cooking times etc.
