Rosewater

Description of the home

This house is located in Rosewater, it is a 3 minute walk to the Alberton train station if you commute into the city. A couple minutes drive to Semaphore beach, West Lakes Shopping Centre, St Clair and about 15 mins to the city driving. Very convenient location. Does have a dog door for a small to medium dog but will need to discuss first.

Pros:
Only one other person living here.
House is fully furnished except the room you will rent, that has large built-ins.
NBN internet.
Off street uncovered parking for a small to medium car
Small backyard and courtyard off to the side.
Nice open, vaulted ceiling living area.
Has washing machine, fridge, dishwasher etc.
Gone overkill on solar panels so electricity bills will be minimal to none.

Cons:
Only has evaporative cooling + split system in living area (getting all new heating and cooling in Feb).
I am renovating but nothing major so there might be some annoyances but your room is done.
Shared bathroom (only one other tenant, me).

Bills and expenses

Gas, electricity and water will be split. Have solar though so electricity will be minimal.
I will charge less for water in summer as I need to maintain the garden which will not be at your expense.
